1. First Meeting
During our initial meeting we take time to understand who you are and how we can work together to build your ideal home. You will select the location of your home from one of our neighborhoods or other location. Also, if you haven't already chosen a lender, we have several excellent lenders that we can recommend.
2. Budget and Home Tour
After we learn about you, we will determine your budget and define the perfect specifications for your home. We will then walk you through an already built home to assist in the visualization process and help to inspire ideas and concepts for your home. After we are sure of the structure and layout of your home, we can move on to the next step.
3. Design Process
Next, for a small fee, we will begin designing your home. We begin with a preliminary design and layout and as we move through the initial stages of the process we begin to finalize all selections and design decisions. As your design process progresses, there will be ample communication via email, telephone and personal meetings until we have perfected your approved home design.
4. Finalizing Costs, Specifications and Agreement
Once we have your approval on a final plan, we develop final job costing, specifications and contract preparation for your review and approval.
5. Permitting and Financing
After the documents are finalized and we have received verification from your lender for financing, we will apply for your building permit.
6. Selection Process
Before construction begins, you will meet with our color coordination specialist to choose all of your finishes and design elements. This includes items like exterior and interior color scheme, cabinetry and countertops, flooring, plumbing fixtures, lighting, and appliances.
7. Ground Breaking
Once we have your building permit, lender approval, and selections, construction begins! You will be assigned to one of our expert Project Managers.
8. Construction Process
The construction process typically takes approximately five months from the date we receive your permit. You and your Project Manager will meet occasionally at the jobsite over the next several months to discuss specific details of your home's construction.
9. Home Orientation
As we are nearing your home’s completion, you will walk through the home with your Project Manager. At that time, you will review all workmanship and components of your home. We want to be sure everything is in order and you are completely satisfied. We will review your home with you using an extensive checklist that will allow you to thoroughly inspect your home before moving in.
10. Move In-Congratulations!
Once all municipality inspections are complete, an Occupancy Permit is issued. Then, after payment has been made in full, you are ready to move in! We will deliver your New Home Welcome Packet which includes reference information such as your warranty, color selections, manuals, etc.
11. Warranty
Throughout the following year we will be available to you for any warranty issues you may have to ensure that you are satisfied with your new home. Our goal is that you are cared for not only during the construction process, but also in the years to follow.
